UKCMS Terms of Use

The UK Centre for Mould Safety CIC (UKCMS) provides free information, guidance and support to help people understand damp, mould and water-damage issues and identify appropriate next steps.

About our guidance

Information provided through the UKCMS Service and Guidance Navigator is general guidance only and is based on the information entered by the user.

UKCMS has not inspected the property and cannot verify the cause, location, extent or severity of any damp, mould, water damage, contamination or other building-related issue.

The guidance does not constitute a building survey, environmental or mould assessment, risk assessment, medical assessment or diagnosis, or legal or other professional advice.

Mould, moisture and water damage can extend beyond what is visible. Contamination may be concealed within walls, floors, ceilings, cavities, insulation, furnishings or other materials. The absence of visible mould does not mean that a property is free from moisture or microbial contamination.

For these reasons, UKCMS cannot guarantee that a category, recommendation or next step generated by the Navigator is appropriate for every property or circumstance.

Health and emergencies

UKCMS does not provide medical diagnosis or treatment.

Anyone concerned about symptoms or the possible effect of their home environment on their health should seek appropriate medical advice.

People who may be particularly vulnerable to environmental exposures, including those who are immunocompromised or have existing respiratory conditions, should seek appropriate professional advice before disturbing mould-affected materials.

Where there is an immediate risk to health or safety, users should contact the appropriate emergency or professional service rather than relying on the Navigator.

Responsibility and liability

Users remain responsible for deciding whether and how to act on the information provided.

To the fullest extent permitted by law, UKCMS accepts no liability for loss, damage, injury, costs or other consequences arising from actions taken, or not taken, in reliance on information or guidance provided through the Service and Guidance Navigator.

Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited.

Professionals and services

UKCMS may identify the type of professional or service that may be appropriate. This does not constitute a guarantee or endorsement of the work, advice, competence or conduct of any individual or organisation.

Users are responsible for ensuring that anyone they appoint is appropriately trained, competent, qualified and insured for the work required.
